The brief
Residential development
JMS Engineers has partnered with Aspen Build on the Green View development, comprising 19 new build houses in Freethorpe, Norfolk.
Engineering response
Adoptable drainage strategy
For the drainage system, we developed a strategy that directs surface water to areas with high soakage potential, reducing runoff. The system is designed for Section 104 adoption, with necessary applications made under Section 106. All technical approvals are secured before construction begins.
Delivery detail
Adoptable access road
The access road is designed to Norfolk County Council’s adoptable standards and is set for adoption under a Section 38 agreement. Full technical approval is obtained prior to starting construction to ensure compliance with safety and durability standards.
Outcome
Private plot drainage
Private plot drainage systems comply with BS8301 and Building Regulations, incorporating Sustainable Drainage Systems (SuDS) to mitigate flood risks and support environmental sustainability.
Outcome
SuDS and ecological value
The development also features permeable pavements, green roofs, and rain gardens, all contributing to effective stormwater management and enhancing the site’s ecological value.
