Freethorpe might be a quiet Norfolk village, but for local developers and housebuilders, sites like Green View come with complex infrastructure challenges. That’s where JMS Engineers’ Norwich office stepped in - supporting the delivery of 19 new homes with a SuDS-led civil engineering strategy that helped get the project off the ground and through approvals without delay.
Designing for the Ground Beneath Our Feet
From the outset, surface water management was central to this scheme. The site’s natural soakage potential gave us a real opportunity to design a sustainable system that worked with the landscape - not against it.
Our drainage strategy focused on minimising runoff by directing water to permeable areas across the site. This meant integrating SuDS features like:
Permeable paving to manage water where it falls
Rain gardens to filter and slow the flow
Green roofs to reduce discharge at the source
Crucially, the system was designed for Section 104 adoption, and we handled all Section 106 applications to secure approvals before a spade hit the ground. The goal? Fewer headaches during construction - and long-term reliability for the client.
Roads Ready for Adoption
Alongside the drainage, we delivered the road design to Norfolk County Council standards, achieving full Section 38 technical approval. That means this access road won’t just serve the new homes - it’s built for long-term adoption and maintenance, saving the developer time and cost down the line.

Every detail of this scheme - from plot drainage design (BS8301 and Building Regs compliant) to infrastructure coordination - was handled by our Norwich-based civil engineering team.
